Deposit: 1350 EUR (three months' rent; refundable if no major damages are caused)

I am happy to provide some of my household items such as induction-compatible pots, a vacuum cleaner, an iron, and more upon request. The less I have to pack away, the easier it is for me.
What is important to me:
Plant Care: I have some plants that will need care during my absence. I am willing to reduce the rent by 50 EUR/month for this. However, this is not a deal-breaker—if necessary, I can arrange for alternative care. However, if there are multiple interested parties, this could be a deciding factor, as it would naturally be easier for me to know my plants are being well taken care of in my apartment.
Careful Use of My Belongings: In principle, all items in the apartment—except for the PC—can be used, as long as they stay in the apartment. However, it is important to me that nothing is damaged. In case of damage or loss, I expect reimbursement, ideally through liability insurance (preference will be given to those with liability insurance).. We can outline the details in the rental agreement.
Renting for the Entire Period: I am looking for someone who will rent the apartment for the entire time or at least the majority of it. Circumstances can change, but I would prefer not to have to find a new tenant or leave the apartment vacant while I am abroad. Therefore, please only inquire if you are seriously interested in renting the apartment for the entire period and not just as a short-term solution.
Reliable Payment: Timely and reliable payment of rent and utilities is very important to me. Therefore, the subtenant should have sufficient financial security.
Adherence to House Rules: Observing quiet hours, proper disposal of trash, etc.
